BUYER STRATEGY


I have heard many agents claim that they like working with listers and hate buyers that run them all over the place forever before they actually buy anything.  I am the opposite.  I enjoy working with buyers more as I enjoy looking at homes and the feeling of satisfaction when I find my clients a home that the fell in love with or had exceeded their expectations.  Instead of showing my buyers one house here and one house there, I like to use the following strategy that has my buyers into a new home quicker and without wasted time and energy:

1)  I find out exactly what my client's preferences are including area, type of home, minimum bedrooms, bathrooms, finished basement, and any other things they must have.

2)  I search through my MLS system and look through all the listings and photos to create a list of possibles after weeding out the ones that do not fill their needs.

3)  I send them a running email that contains all these listings without having to search for homes on the regular MLS system. 

4)  I ask my clients to pick out 6-10 of their top choices out of these listings or any other one they may have found on their own.

5)  I map all the listings out to make sure we book them in the order of the closest proximity to the next one so that we aren't going back and forth across our viewing area.  This is how we are able to see many homes in a short amount of time.

6)  By using this strategy of seeing their top choices, it allows my buyers to compare these listings while they are fresh in their minds.  This strategy has resulted in my buyers purchasing one of these homes about 75% of the time.  If they don't like any of those listings, we simply start the process over again until we find something they want.

7)  Many times they may want a second visit to 2-3 of these homes to make a final decision if one is not the clear winner.

8)  If they choose to use me for a mortgage, I can have them approved for a mortgage on the chosen house within one day.   They don't have  to make an appointment at the bank just to give the bank their info and then wait another few days for an approval.  I work for my clients to find the best rate while the bank works in the best interests of the bank.  I work with major banks and many other lending institutions.
